II. Asset Information

A. Final 2 month’s Account Statements (Checking, Savings, IRA, Stock & Bond Accounts, Mutual Money, Retirement, etc.)- All Webpages (even individuals with only typed info or cancelled checks) proving that the revenue is available to buy a property
B. If you’re finding a gift for your downpayment, a letter from the gift giver with lender statement and deposit slip / lender statement from receiver or any evidence that the gist was made.

III. Property Documentation

A. Agreement of Sale
B. Duplicate of Canceled Down Payment Check (front and again, when available)
C. Duplicate of possibly:
(i) final 12 months Canceled Rent Checks (front and again) or
(ii) letter from landlord indicating that lease has been paid on time and the total paid.

D. Identify, business and make contact with info for true estate brokers involed in the transaction
E. Identify and make contact with info (i.e. phone, tackle, email) of your attorney

V. Added Objects/IDs

A. Two (2) types of I.D. ( a single have to be a Image ID, i.e. driver’s license or passport)
B. For Non-US Citizens, copy of the Eco-friendly Card, (front and again)

  1. hey! what if you had gotten a raise towards around September of 2016 with the company you have been with for 2 years and now able to afford the home. would those last W-2 effect the approval

  2. BEWARE!

    Nothing you can do when the mortgage broker falsifies the income on the scratch application and the final application doesn't make it to closing. It said quote on my mortgage documents, "Broker to provide final form 1003 at closing. It wasn't there! You don't go home with it and they copy/paste your signature on the final loan application. I lost the home and a $64,000 down payment all because the mortgage broker thought it was clever to pull a fast one with an Option-Arm Stated Income Loan. The District Attorneys office will do nothing to protect you.
