  1. Enjoy your videos. Great, great insight! Working on my first investment purchase right now. My biggest hurdle is obtaining a loan for an investment property without requiring the 20% down. I won't be living in it as I'm living and working in the Bay Area…and need to stay here. Any insight? Am I doomed and must find 35 to 40k for the downpayment? Sorry, I know this isn't Q&A but would appreciate your opinion on this.

  5. only thing if your name is on the title and the property owner doesn't pay his mortgage and his home goes into foreclosure that foreclose will have your name on it. I've seen this many of times so just make sure property is paud in full if not u might be pay legal fees later on..

  6. i have great credit. husband has no credit. its not bad he just never had a credit card, loan etc. all utilities in my name. have down payment I make good money but still need his income for loan…so how long does it take to create a score? its FHA loan.

  8. I'm from Philadelphia, I have poor credit score. Mid 500. My income is great. But no bank would work with me. I've been told 620 or higher. Period.

  9. Credit repair isnt really effective any longer. Creditors realize that credit reporting is their primary defense or weapon to use against people who fail to pay. Therefore, they have become much more vigilant in answering disputes to the bureaus. Sure, you may get a few things dropped, but if you gave really damaged credit, the only thing that will help is getting bills paid on time….and several years of waiting in bad items to drop off.

  11. seller finance is rent to own?…so if their mortgage is $1500/mos they can give you the house for $2000/mos and the original owner pockets $500???

  14. hello I Glen I've been paying rent on time for five yrs straight I'm on disability my wife works I have poor credit but I was because of my accident I was a truck driver made good money do u think I can get a house I have to kids need more room and I'm from Michigan???

  16. Thank you so much for this. My husband and I are in our early twenties and we are so tired of renting so we are saving up money for a down payment for a house by next year. And our credit is not that great so we are hoping our credit is boosted by next year and we have a good down payment to get a mortgage.
