  11. CAVEAT: Hi ExcelisHell, be careful of the monthly rate. If the annual rate is APR then the monthly % rate, is APR/12.= 6.5%/12=.5416%, If the annual rate is expressed as "Effective Annual Rate" then the formula is what is given in the tutorial, Monthly rate = [(1+r) ^(1/M)]-1
